Layout & Floorplan Package

Creating a new layout for your space can be incredibly challenging and hard when you “just can’t visualize it” — we can help with that! This layout and floorplan design package gives you the ability to “see” your dream space without blindly walking into a project with no clear vision.

This package is perfect for those preparing for a bathroom or kitchen renovation and need assistance with creating new floor plan options.

The Process —

  • Step 1: Questionnaire

    This initial questionnaire draws a clear picture of your wants and needs, as well as, identifies the overall scope of your project, while allowing us to determine if we are a good fit for your project.

  • Step 2: Discovery Call

    Our initial discovery call gives us an opportunity to discover more about you and your wish list as well as setting goals and a budget. Together, we’ll talk through your space and offer ideas that will help you understand the scope of the project; while YOU get to pick our brain and ask us any and all of your design questions.

  • Step 3: In-Home Consultation & Measurements

    We’ll spend 60 minutes in your home, walking through your high-priority space; this can be identified as one space you are looking to transform (i.e. kitchen, bathroom, etc.)

    This is a crucial step in the Layout & Floorplan Package as it allows Tessa to meet you and any other decision makers in this project, set eye’s on your high-priority space, get a feel for the current layout and any big picture ideas you have. She will use this time to also talk style and look at any pinterest boards you have, as well as take measurements and pictures of your space.

  • Step 4: Custom Floorplans & Layouts Provided

    Following your in-home consultation, Tessa will begin working on your customized layouts and design boards. You can expect to receive your 2 customized floorplans, renderings, and moodboards within 2-3 weeks of your in-home consultation. Once you receive your deliverables, Tessa will discuss a time that is best to go over any questions you might have about your drawings.

  • *Opt: Revisions

    If, after looking over your floorplan options you’d like to revise your plans Tessa can do so at an additional cost of $100/hour.

How to best prepare for your consultation:

  • → Prepare a list of questions for Tessa as well as a Pinterest board that you've created for you high-priority room. Organize your board based on each feature in question so Tessa has better insight into your style and vision for that space.

  • → Gather together all decision-makers for this project (Spouses/Partners, Family, Children, etc) and have an open conversation about what you hope to achieve from these visual renderings. It’s best to discuss what you are hoping to gain from this process prior to meeting so you can eventually use these visuals to create a more definitive direction for your project. This package is great if you have two different ideas for what you want the space to be so you can compare and contrast what option you feel is ultimately best.

  • → And lastly, get pumped! This is a huge step in creating your dream space and that is something worth celebrating! Tessa Kirby has a unique vision for each space and working alongside you to execute your dream space is her number one goal. This step gets you one step closer to making your dreams a reality and that is something to get excited about! Congrats!

After you fill out the questionnaire linked below, we will have a Discovery Call, followed by a scheduled Dream Session walk-through where you will meet with Tessa in your home. Tessa will send a recap of what was discussed after the walkthrough and the next steps will be given on how you will work together.
