Our design intention for this project was to reinsert as many “original” time stamped elements back into this 1920’s home as possible. So when it came to the kitchen we spared no expense. We went all out with true marble tile.

For this bathroom we used all Daltile products which we love because they offer a wide variety of quality styles at a very affordable price.

We were originally planning to paint the brick white and the wood trim a slate blue. But for multiple reasons, one being our total cost into the project so far, and the other being, the overall aesthetic of the neighborhood, we ultimately decided to go in a different direction.

When redesigning this bathroom this client knew she wanted a very clean Scandanavian/modern style with a pop of color and texture….

We decided to open up the wall between the two rooms to make these two spaces coexist together. Doing this not only brightened up the entire kitchen but it made the functionality so much more appealing overall.

Let me start off by saying this might seem like a straightforward topic {What To Look For In a Flip Property} but in reality, it is complex. I say this because what Tessa and I are looking for in flip properties isn’t a one size fits all kind of thing that will work for everyone.

While we often only show the “highlight reel” of our flips, each of these whole home renovations take a little bit of our soul with them when we leave; and sometimes they take a little bit from our pocket book too.

The story behind this big beautiful home goes a little something like this….we found out this old 1920s English Tudor in the heart of the University of Illinois’ campus with water damage that wrecked havoc on the entire main level….

Our latest flip house! This 100 year old English Tudor was built in the early 1900s on what’s been nicknamed “Professor’s Drive” located on the University of Illinois’ campus in Urbana.

If you’ve followed us on this journey of our “House on Main” flip, then you know this has been QUITE the transformation! We spotted this house almost TWO years ago and right away Guy knew it would be the perfect flip property for us. It wasn’t until THIS April that we finally got to put that potential to the test and watch our late night vision board come to life.

That’s the thing with flips, you have to have a BIG VISION in the beginning but ok with letting go of some of those ideas when push comes to shove and the money just isn’t there because this issue popped up and that issue came up. It’s hard to do, but it’s so much better in the end to just roll with the punches and push yourself creatively.

Here we flip again! Let me clear the air and say, I know this place looks like a dump…I get it. It totally does. But since we started looking at the property a year ago we saw the enormous potential in its amazing architecture and character and knew this was a house we could bring back to life again. This house is located in one of the best towns of Central Illinois, in the heart of downtown, just yards away from a local brewery and coffee shop. It truly could not have a better location.
